Holiday Lets & Spring Time Maintenance

Spring is the perfect time to carry out holiday let inspections and essential maintenance, so your property is prepared for the busy season ahead.
Kitchen
Deep clean the refrigerator and defrost the freezer.
Steam clean tiles and re-seal around worktops, re-grout, as necessary.
Descale the kettle.
Deep clean the oven.
Replace/wash extractor filters
Check all appliances are working
Steam clean the microwave
Deodorise, freshen and degrease the kitchen drain
Check drainage pipes from sinks and appliances for leaks that could cause rotting and dampness.
Check your holiday let inventory and update any damaged or missing items.
Bathroo
Clean or replace, mouldy silicone and re-seal.
Check shower for leaks and shower head for any drips
Steam clean tiles and re-grout if required.
Plunge & freshen drains
Check shower trap, remove and freshen
Replace shower curtain.
Check the bathroom fixtures, such as the toilet, shower tray, bath and washbasin for leaks which if undetected, can cause serious damage to the floor and ceiling.
Check your holiday let inventory and update any damaged or missing items.
Towels looking tired and stained? - Purchase new soft and fluffy ones (or just hire from us, never having to worry again, we always supply hotel quality bedding and towels.
Bedrooms
Turn mattresses and replace it if there are stains.
Steam clean carpets
Freshen up paintwork
Check beds and soft furnishings for any wear and tear
Check all appliances are in working order, light fittings etc
Replace/clean air conditioner filters

Living room
Steam carpets/soft finishings
Steam or wash curtains
Sofa throw-overs and cushions to be washed/steamed or replaced.
Freshen up paintwork
Inspect and replace anything that is looking worn
Check all appliances are in working order, also check remotes
Replace/clean air conditioner filters
Wax wooden furniture
If you have a log burner - Sweep the chimney.
Utility
Clean washing machine
Dee fuzz the tumble dryer
Carpets and soft furnishings
To remove any stains or odours, steam clean or wash curtains, carpets, rugs, upholstery and soft furnishings.
Mould/damp
Check walls and furnishings for any signs of mould. Poor ventilation can cause condensation.
Mould on walls should be treated with a diluted bleach solution to ensure any spores are killed.
Opening the windows often to ventilate the property will help prevent mould, also using a dehumidifier, extractor fans, opening trickle vents and trickle heating the property.
Loft
Check the loft for any signs of moisture and leaking pipes
Check for indications of a pest infestation – droppings, smells, evidence of gnawing, chewing or wasp/bee nests.
Garden
Spring is the perfect time to put some care and attention into your garden. It is all about presentation.
A low maintenance garden is always recommended for holiday lets
Remove weeds, prune shrubs, rake and repair the lawn.
Examine your outdoor furniture for chipped paint and touch up or preservative/varnish as required.
Check fences and gates for wear and tear
Check that your outside lighting is free of corrosion, damage and is working safely.
Exterior
First impressions are everything - Ensure the entrance is clean and welcoming.
Check front door for wear and tear and any name signage needs to be in pristine condition. No door signage is better than an old tired one!
Power wash patios, external brickwork, drives, footpaths etc
Replace old worn door mats.
Clean gutters.
Check the exterior paintwork and repaint or touch up.

Gas safety
Ensure gas appliances are maintained and have a gas safety check carried out annually by a registered Gas Safe engineer.
Service the boiler
You should have an annual gas safety check by a registered Gas Safe engineer. Spring is a perfect time for this, if there is a problem, it can be fixed well in time before the winter months.
If you have a condensing boiler, note that external pipes are prone to freezing in winter which causes the system to shut down. Ensure this pipe is lagged. Contact us for further advice for remote heating setups.
Electrical appliances
All electrical appliances in your holiday home should be regularly checked for signs of a defect or wear and tear. It is your responsibility to ensure electrical items and your property’s electrics are safe. electrics are safe.
If you have any concerns, replace the item or have it checked by a qualified electrician. Instructing a qualified electrician to PAT (Portable Appliance Test) all your electrical appliances each year is a good idea. We can arrange for all these checks to be carried out as required.
Fire safety
Holiday home/let owners are required to comply with fire safety laws and carry out a fire risk assessment to recognise, reduce and remove any fire hazards.
Ensure to regularly test your smoke and carbon monoxide detectors and replace the batteries as needed.
If you have a fire extinguisher, check the expiry date and pressure
All upholstered furniture (including beds, mattresses and pillows) must comply with the Furniture and Furnishings (Fire) (Safety) Regulations.
